Area changes keep total prices fixed and recalculate $/sq ft. Finished living area should be measured consistently.
Estimated Hold Time
Holding expenses
Rental income (optional)
Rental months are the final months of your hold. Vacancy and operating costs reduce rent. Disabling rental excludes both rental income and rental operating costs.

Start with a renovation estimate
Five categories based on existing Buy square footage. Rates and category shares are illustrative planning assumptions, not industry averages or contractor quotes. New additions, structural work, major defects and unusual site costs need separate quotes.
Starter allocation: kitchen 30%, bathrooms 20%, interior 20%, exterior 15%, systems 15%. Ranges are ±20%; your contingency is applied separately once. Paid plans can customize categories and amounts.

RENOVATION ITEMS
The estimator starts with DIY materials and tools. Enable paid labor when hiring help; paid plans can replace allowances with quotes.
Leave room for taxes.
Start with simple assumptions. Replace them with your actual numbers.
Location is saved with your project. Automatic tax lookup is planned; entering an address does not change the assumptions yet.
Property taxes
The 1% starting assumption is a placeholder, not a verified national average. Assessed value, local levies, and exemptions can change the actual bill.
Income-tax reserve
PLANNING ESTIMATE
The 25% default reserves a portion of positive project profit for taxes. It is not a calculation of taxable gain or an actual tax bill. Holding time does not automatically switch this to a capital-gains rate.

Flip or rent first?
Both options sell at the end of the same holding period. This comparison is not a long-term rental valuation.
